TriVan Capital Announces Recent Acquisitions and Dispositions

TriVan Capital Corporation is pleased to provide an update on investment activities over the past 18 months:

  • The TriVan Marlborough Limited Partnership acquired the Marlborough Industrial Park in an off-market transaction. The asset is strategically located in the Franklin industrial area of northeast Calgary, AB. The property consists of 226,000 square feet of small bay industrial units on 11.7 acres of land and is leased to a broad mix of local and national tenants.

  • The TriVan AB Limited Partnership acquired the Antares Corporate Centre in Ottawa, ON, a two-building flex commercial property with total leasable area of 80,873 square feet on 4.1 acres. Roughly 70% of the leasable area is main floor retail/light industrial space with many units having loading bay doors. The remaining 30% is elevator serviced, fully renovated, second floor office space.

  • The TriVan AB Limited Partnership also acquired the Blackfoot Corporate Centre, a 41,000 square feet class ‘A’ single-storey, urban office space located in Calgary’s Manchester Industrial area.

  • The TriVan Capital Prairies Opportunity Fund Limited Partnership sold a two-building portfolio in Regina, Saskatchewan. During our ownership of these assets, we increased the occupancy to 100% and our exit price generated a strong return for investors, as measured on both an IRR and MOIC (multiple on invested capital) basis.
