Acquisition of Two Properties in Calgary, Alberta and Regina, Saskatchewan
TriVan Capital is pleased to announce that the TriVan Capital Prairies Opportunity Fund Limited Partnership (the “Fund”) has acquired Franklin Park Centre, a 127,343 square foot, two-building light industrial park in Calgary, Alberta leased to a diverse group of tenants. This asset is well located in the Franklin commercial district with strong transport connections to Highway 1, Memorial Drive and Deerfoot Trail.
The Fund also purchased a single unit, 100% occupied industrial building located on a rectangular site in Regina, Saskatchewan. This strategic acquisition will ‘square-up’ the 707 9th Avenue asset that the Fund purchased in February 2022. We believe that the combined properties will be more valuable when the Fund chooses to exit these holdings.
Both acquisitions are accretive and will provide incremental cash flow from inception.
Since the initial close in July 2021, the Fund has purchased five assets in Calgary and Edmonton, Alberta and two in Regina, Saskatchewan representing a total leaseable area of approximately 480,000 square feet on 30 acres.
